Project Overview

Modernising a family home while resolving hidden site issues.

JAY Executions delivered a comprehensive refurbishment of an existing family home in the Epsom area. The works included internal refurbishment, kitchen upgrade, garage conversion, bathroom and WC works, flooring, decoration, roofing repairs, external making-good and garden improvements.

The project required more than cosmetic improvement. During the works, several existing-condition issues were uncovered, including damp, uneven floor levels, damaged roof areas, movement to existing joists, water pressure issues and a previously concealed leak that had been covered rather than properly resolved.

Our role was to manage the works, coordinate trades, protect the client from avoidable risk and bring the property to a cleaner, more usable and better-finished condition.

Scope of Work

Internal refurbishment, conversion works and external improvements.

Internal refurbishment

  • General strip-out, preparation and making-good works.
  • Kitchen replacement and associated electrical/plumbing coordination.
  • Floor repairs, levelling and new floor finishes.
  • Bathroom and WC improvements, including new finishes and services coordination.
  • Decoration, carpentry, skirting, architraves and finishing works.

Garage conversion and drainage

The garage conversion included creating a usable WC area. During the works, the drainage route was found to be more complex than expected. Additional investigation and excavation were required to locate the original drainage connection and form a workable solution.

External and roof works

  • Roof inspection, scaffold access and roof repairs.
  • External rendering/patch repair and repainting works.
  • Garden paving, pathway works, borders and decorative gravel areas.
  • Shed refurbishment and external finishing works.
Challenges Solved

Managing hidden defects and keeping the project moving.

Damp and concealed defects

As the property was opened up, damp and previously concealed problems were discovered. The affected areas had to be investigated, repaired and made suitable before finishes could be completed.

Drainage for garage conversion

The proposed WC connection required additional excavation and investigation to find the original drainage route. The solution was coordinated on site so the new facility could be delivered correctly.

Floor levels and joist movement

Uneven floor levels and movement to existing joists required repair, adjustment and careful coordination before new floor finishes could be installed.

Roof condition

Damaged areas of roof covering were identified and repaired using scaffold access, helping reduce future water ingress risk and improving the property’s external condition.

Quality Control

JAY Executions carried out internal quality checks before presenting the works for client review. Marked-up snagging photos were used to identify areas requiring small adjustments, making-good or final finishing before handover.

This approach helps reduce defects at practical completion and demonstrates a proactive attitude to workmanship, rather than waiting for the client to identify every issue.

Outcome

The completed project delivered a more functional, cleaner and better-presented family home, with upgraded internal finishes, a new kitchen, improved WC facilities, repaired roof areas and enhanced external spaces.
