A full commercial refurbishment and change-of-use project in West London, combining design management, structural alterations, M&E coordination, fire safety upgrades, accessibility compliance and complete fit-out delivery.
JAY Executions was appointed to support and deliver the transformation of a former high-street bank into Finnegan’s World, a vibrant children’s soft play and family activity facility.
The works went far beyond a standard cosmetic refurbishment. The project required structural wall demolition, temporary works, permanent structural steel installation, MEP design coordination, ventilation upgrades, fire safety improvements, accessibility works, new flooring, internal finishes, external façade decoration and preparation of basement areas for future use.
JAY Executions also supported the design and compliance process, coordinating MEP design information, Building Regulations requirements and Part L documentation so the project could progress from concept into a buildable and compliant commercial environment.







During strip-out, hidden defects were discovered within the existing building fabric, including deteriorated ceilings, uneven floors, concealed services and areas requiring additional fire protection. JAY Executions coordinated solutions and progressed the works while keeping the design and compliance requirements aligned.
The structural package became more demanding than originally anticipated. JAY Executions coordinated temporary works, steel installation sequencing and design requirements to allow the open-plan commercial layout to be achieved safely.
The project required fire-rated construction, upgraded ceiling areas, fire doors, alarm infrastructure and fire stopping to satisfy Building Control and Fire Officer expectations for a public children’s venue.
The external façade works had to be carried out while maintaining awareness of the public realm, pedestrian movement and access constraints on a busy West London high street.
MEP layouts, lighting calculations, Building Regulations support, Part L documentation and technical coordination were developed to support the change-of-use process.
The existing cellular layout was stripped out, temporary works were introduced and new steelwork was installed to form the required open-plan arrangement.
Fire-rated construction, ventilation, electrical services, glazing improvements, plastering, flooring and accessibility works were coordinated and delivered.
Final finishes, feature elements, servery works, WC facilities and soft play integration were brought together to create a colourful, operational family venue.
The completed project transformed a redundant commercial bank unit into a lively soft play destination with improved ventilation, upgraded fire safety provisions, accessible facilities, modern services and a distinctive façade presence.
The project demonstrates JAY Executions’ ability to take complex refurbishment briefs and manage the technical detail required to deliver them — from structural risk and Building Control coordination through to public-facing finishes and handover.
